Panorama Gold

The proposed project will be located on a 9,667 square meter parcel of land in the Panorama Estates Neighborhood of the Cerro Gordo Ward of the Municipality of Bayamon, Puerto Rico.  The project will be the third phase of an existing elderly residential community known as Panorama Gold. The new development will be a seven-story high building that will accommodate 84 one-bedroom rental units with an approximate area of 450 square feet for elderly living.

The individual units will be designed with the needs of the aging population in mind in will be furnished with a full kitchen and bathroom. The ground floor of the new building will have an administrative area with offices to offer the services required by the various resident needs.  Also, on the ground level, a community indoor activity room with a full kitchen will be accommodated as well as a fitness center and internet room. The community center will be directly adjacent to a passive outdoor recreational area that will include gazebos, gardens, children’s playground and pedestrian walks. The project will provide visitor and resident parking spaces and will afford security measures. The design of the development will be in compliance with Green Building Standards as required for federal funding and will include sustainable measure such as dedicated recycling areas, solar for water heaters, insulated windows and roofs and energy conservation measures. The development will provide resilient features for the community such as stormproof windows, emergency water cistern, emergency power generator and the necessary provisions in the community center to be able to transform into a Command Center for its residents in the event of a natural disaster or national emergency.
