Aykon Tower | Killa Design

As the gateway to Dubai’s Downtown and Business Bay areas, this prominent site required an elegant design, combining a residential tower (287m high, 66 floors) and an office tower (326m high, 65 floors). Neighboring the low-rise zoning on Sheikh Zayed Road, the development stands out as a ‘book-end’ to the skyline of Downtown Dubai, with an iconic silhouette. 

The podium gradually merges into the tower, creating a seamless cohesion between the two elements, and the urban fabric. The fluid gesture is continued through the tower forms which lean towards each other framing the gateway to the city. 

The buildings appear to twist away from each other, the distance between them increasing, which maximizes views of Safa park and the nearby sea from the upper floor levels. At lower levels, the orientation creates opportunities for views overlooking Burj Khalifa, Downtown Dubai, and Burj Al Arab, maintaining privacy from adjacent towers. Large cascading green terraces on the podium create a visual connection between the building and Safa Park. 

The podium at the lower level gracefully bends into the site, revealing the lively heart of the project and creating an inviting human-scale entrance.
