DALLA RELAZIONE DI PROGETTO

Ho sempre creduto che ogni progetto debba raccontare una storia, uno scenario, un sogno.In molti hanno definito la città il «teatro quotidiano delle nostre vite". Cosa che mi fa spesso pensare - sorridendo - alle architetture come personaggi, come artisti di strada. La mia storia è partita dal timido e silenzioso mimo, artista che sa comunicare molte cose ai passanti anche senza parlare, anche senza fare nulla di clamoroso. lo i mimi li amo proprio perché sono semplici, poetici e misteriosi.

In questo tessuto urbano caotico e multiforme, il mio intento era quello di creare un edificio silenzioso. Ispirato alla notazione musicale della pausa di di croma.

Ho scelto di arretrare l'edificio rispetto alla strada, lasciando un ampio spazio aperto e verde lungo corso Torino e preservando così i maestosi alberi esistenti.Questa corte interna sistemata a giardino rappresenta un luogo intermedio, un filtro tra gli spazi privati degli appartamenti e la città. E tra la città e questo nuovo personaggio sulla scena. Ciò consente all'edificio di fondersi nel verde vecchio e nuovo, giocando a nascondino con la citta.

 La soluzione distributiva adottata presenta due corpi che si intersecano con un angolo leggermente ottuso. Nel vertice interno, luogo privilegiato e vera e propria cerniera architettonica dell'edificio, ho collocato il volume più alto che, con i suoi 4 piani fuori terra, svetta, sulle ali laterali digradanti.

Le coperture sono progettate come tetti giardino per ridurre l'impatto dell'edificio in altezza e ampliare l'effetto mimetico e silenzioso ricercato. Ma i tetti verdi e i giardini sono anche un modo per moltiplicare le occasioni di restare a contatto con il verde offerte a chi sceglierà di abitare qui, ma anche a chi percorre corso Torino. Esse compensano quasi al 100% le aree verdi sottratte. Il progetto prevede infatti, tra giardino condominiale, giardini privati e terrazzi giardino, oltre 2400 mq. di verde che, unitamente alle altre scelte orientate alla sostenibilità, concorrono a rendere più salubre l'ambiente e a purificare l'aria anche nelle aree circostanti, assorbendo CO2, rilasciando ossigeno e abbattendo le polveri sottili.

Le facciate sono caratterizzate da volumi e materiali che dialogano fra loro e sono modellate dalla luce e dal ritmo mutevole delle ombre delle nicchie e delle quinte metalliche che, come canne d’organo si protendono verso il cielo.

L'edificio è composto in totale da 22 appartamenti, per ciascuno dei quali la progettazione è stata molto attenta, per verificare tutte le potenzialità degli spazi e le loro vocazioni e mutazioni nel corso della giornata o nel corso degli anni, proprio come nella "casa vivente" che auspicava Gio Ponti. Ognuno di loro è stato studiato con precise ipotesi di arredo che, a mio avviso, sono l'unico modo davvero efficace per verificare la vivibilità degli spazi, i percorsi, le viste, la privacy. Appartamenti progettati come microcosmi, con spazi fluidi facili da attrezzare e modificare per le esigenze più diverse. Grandi, luminosi soggiorni affacciati su terrazzi che sono studiati per essere delle camere in più, all'aperto, per godere di aria, luce, vento, cielo.

 Tutte le scelte progettuali hanno avuto come obiettivo primario la costruzione di un edificio che rispetti la normativa antisismica, che porti al massimo il risparmio energetico e l'accessibilità a fonti di energia rinnovabile.

Un edificio funzionale, longevo, solido e a bassa manutenzione. Costruito con la cura e l’attenzione di imprese qualificate e artigiani, che con l’esperienza e l’intelligenza delle loro mani, sono fondamentali per la qualità finale di qualunque costruzione.

Un edificio che sappia esprimere il proprio valore nel tempo e che sappia invecchiare mantenendo intatte le proprie prestazioni, acquisendo al contempo un nuovo fascino per un più ampio e attuale concetto di sostenibilità.

I have always believed that every project should tell a story, a scenario, a dream. Many have called the city the "daily theater of our lives." Which often makes me think - smiling - of architectures as characters, as street performers. My story began with the shy and silent mime, an artist who can communicate many things to passersby even without speaking, even without doing anything sensational. I love mimes precisely because they are simple, poetic and mysterious.

In this chaotic and multifaceted urban fabric, my intention was to create a silent building. Inspired by the musical notation of  the quaver break.

I chose to set the building back from the street, leaving a large open green space along Corso Torino and thus preserving the existing majestic trees.

This inner courtyard arranged as a garden represents an intermediate place, a filter between the private spaces of the apartments and the city. And between the city and this new character on the scene. As a result, the building blends in with the old and new greenery, playing hide-and-seek with the city.

 The chosen distribution solution  presents two bodies intersecting  at a slightly obtuse angle. In the inner vertex, a privileged place and a real architectural hinge of the building, I placed the tallest volume that, with its 4 floors above ground, soars, on the sloping side wings.

The roofs are designed as garden roofs to reduce the building's impact in height and extend the mimetic and silent effect sought. The green roofs and gardens are also a way to multiply the opportunities to stay in contact with the greenery offered to those who choose to live here, but also to those who walk along Corso Torino. They compensate for almost 100 percent of the green areas taken away. Among condominium gardens, private gardens and garden terraces, the project includes over 2,400 square meters of greenery that, together with the other sustainability-oriented choices, contribute an healthier environment by purifying the air in the surrounding areas as well, by absorbing CO2, releasing oxygen and breaking down fine dust.

The facades are characterized by volumes and materials that interact with each other and are shaped by light and the changing rhythm of the shadows of the niches and metal wings that, like organ pipes, reach out to the sky.

 The building consists of a total of 22 apartments, and for each one of them the design was very careful, verifying all the potential of the spaces and their vocations and mutations during  the day or over the course of  the years, just as in the "living house" that Gio Ponti hoped for. Each of them has been studied with precise furnishing hypotheses that, in my opinion, are the only really effective way to verify the livability of the spaces, the paths, the views, the privacy. Apartments designed as microcosms, with fluid spaces that can be easily equipped and adapted to different needs. Large, bright living rooms overlooking terraces designed as extra rooms, outdoors, to enjoy air, light, wind, sky.

 All design choices had as their main objective the construction of a building that complies with seismic regulations, provides maximum energy savings and accessibility to renewable energy sources.

A functional, long-lived, solid, low-maintenance building. Built with the care and attention of qualified contractors and craftsmen, whose experience and the intelligence of their hands are fundamental to the final quality of any construction.

A building that knows how to express its value over time and how to age while keeping its performance intact, and gaining a new appeal for a broader and more current concept of sustainability.
