The renovation of this old residential building in the historic center of Seville has a special relevance to our office due to the expanded time frame in which it has been developed, including constant changes in the program of the building. We worked with this production for almost a decade. We changed deeply as architects while its construction continued slowly along the road map we settled in 2010. Upon completion, it is inevitable to reconsider the decisions we have taken, and to wonder if today we would have done things the same way. However, everything indicates that we were correct, that the architectural proposal was precise then but also today. This protected building was in fact our first project where we have to work with a pre-existing structure. Our considerations are now the same as then, derived directly from an aphorism from Quintus Miller in our interview for the Swiss Expo project: “The tradition is to pass on the flame, not to preserve the ashes”. We firmly believe that protecting, or rehabilitating, any construction means to keep the building alive without turning it into an exquisite corpse. The heritage requirements of the building provided protection for its façade and its first corridor. It was highly subdivided into smaller premises, including a full third floor already outside of the urban regulations. It has two sacred facades (a construction, however, of the last renovation in the seventies) where the small openings for windows make everything seem a bit bigger than it is, and a very tiny courtyart, totally insalubrious. This playful composition of the facade with small holes , however smart, curtailed the luminosity of the interior spaces, while the small existing courtyard had no way to compensate this mismatch. Our whole proposal lies precisely in working with the feasible and the necessary, that is to work with a new Patio. We must accept without drama these preconditions, and achieve an integrative exercise in our terms. Within our idea of Integration, the patio must simultaneously be something other than just a courtyard. It must be a patio and a staircase. In the most optimistic scenario, every architectural decision is subject to this relationship, and even when the building only changes color externally, we should notice the elephant in the room. Beyond this, we propose an organization of the floors as open as possible, with lighting and cross ventilation to both patio and facade. Another challenge in heritage and rehabilitation are the technicalities of construction themselves. The building was an amalgam of different constructive systems including concrete slabs, catalan vaults, load-bearing walls and brick pillars arranged by the only criteria of the adding process through time. Hence the opportunity emerges once again, so we had the opportunity to acquire an unprecedent experience in different types of structural reinforcements, for a building now fit and muscled with no flabby limbs. Today nothing of this structural effort is evident, on the contrary, the brawny body is just hidden. Furthermore the new staircase is intended to be as weightless as possible, through the careful dimensioning of its profiles, choosing a compensated ladder that allows the stringers to walk the plants like a continuous belt, and by the slightly sequential movement of the bars of the railing.

La rehabilitación de este edificio de viviendas en el centro histórico de Sevilla tiene una especial relevancia en la producción de Studio Wet por el marco temporal en el que se ha desarrollado, cambios en el programa del edificio incluidos. Nos ha acompañado prácticamente un decenio, y así hemos cambiado profundamente mientras la construcción continuaba lentamente recorriendo una hoja de ruta ya marcada en 2010. A su finalización, es inevitable pensar si hoy habríamos hecho las cosas de la misma manera. Sin embargo, una reflexión actualizada nos indica que sí, que la respuesta arquitectónica era precisa tanto entonces como hoy. En un edificio parcialmente protegido, de hecho nuestro primer proyecto trabajando con una preexistencia, la reflexión es la misma ahora y entonces, derivada directa de un aforismo en nuestra entrevista con Quintus Miller para nuestro proyecto Swiss Expo: “La tradición consiste en transmitir el fuego, no en conservar las cenizas”. Creemos firmemente en que proteger, o rehabilitar, cualquier construcción significa mantener vivo el edificio sin convertirlo en un cadáver exquisito. Se trata de un edificio catalogado del centro histórico de Sevilla, que preveía protección para su fachada y para su primera crujía, y subdivido en locales y viviendas, incluyendo una infravivienda en una planta tercera ya de por sí fuera de ordenación en el planeamiento. Un edificio con dos fachadas intocables (producto estas sin embargo de la última modificación del edificio en la década de los años setenta) donde los huecos, por pequeños, hace parecer todo un poco más grande de lo que es, y un patio de luces minúsculo herencia del primer esquema construido, totalmente insalubre. Ese juego compositivo de pequeños huecos en fachada aún siendo inteligente cercenaba la luminosidad de los espacios interiores, y el pequeño patio existente no tenía capacidad para compensar ese desajuste. Es precisamente trabajar sobre lo posible y lo necesario, trabajar en un nuevo Patio, donde radica toda nuestra propuesta. Primero aceptamos sin dramatismos lo coyuntural de una fachada intocable, y hacemos un ejercicio de Integración en los términos de Studio Wet. En nuestra idea de Integración, el patio ha de ser simultáneamente otra cosa. Un patio y una escalera. En el escenario más optimista, toda decisión arquitectónica queda supeditada a esta relación, y aún cuando exteriormente el edificio sólo cambia de color, el elefante está en la habitación. A partir de ahí, una organización por plantas lo más abierta posible, con iluminación y ventilación cruzada tanto a patio como a fachada. Otro reto propio del patrimonio y de la rehabilitación es la propia construcción. El edificio era una amalgama de sistemas constructivos incluyendo forjados de hormigón, bóvedas catalanas, muros de cargas o pilares de ladrillo ordenados sin más criterio que la pura practicidad que las diferentes alteraciones han ido dictando. De ahí emerge la oportunidad, adquiriendo una inédita experiencia en distintos tipos de refuerzos estructurales abocados en último término a cohesionar el edificio, un edificio ahora musculado en el que ya ninguna de sus partes se descuelga flácidamente. Pudorosamente, hoy nada de este esfuerzo estructural es evidente, al contrario, a esa ocultada musculación se le introduce en su centro una escalera que se pretende ingrávida, a través del cuidado dimensionado de sus perfiles, pero también desde la elección de una escalera compensada que permite que las zancas recorran las plantas como una cinta continua, y por el leve movimiento secuencial de los barrotes de la barandilla.
