Una giovane coppia e un vecchio terratetto nel centro storico di Figline Valdarno e un piccolo budget. L’immobile era ben tenuto ma ristrutturato l’ultima volta negli anni ‘80 inoltre era abitato da un single il cui stile di vita non era compatibile con le esigenze dei miei giovani clienti. E men che meno i gusti estetici. La ristrutturazione che siamo andati ad effettuare è un vero e proprio ECORECUPERO perché si basa sul recupero dell’esistente mantenedo quanto più possibile ciò che di buono era presente perché fare economia molto spesso significa sostenibilità sia per l’ambiente che per il portafoglio.

Il terratetto aveva le finiture tradizionali dell’edilizia del centro Italia: solai con travi in legno mordenzato scuro e pianelle in cotto rosso; i pavimenti in cotto rosso erano in dei punti talmente scuri da sembrare neri; le pareti di un patetico giallino e le porte lo stesso.
Il piano terra in particolar modo aveva un aspetto molto triste: due porte in legno e vetro all’inglese erano state dipinte di giallo e adattate tipo separé da dei telai in legno tinto di un improponibile blu che accostato al giallo era davvero spiacevole alla vista. Poiché le porte erano di buona fattura ho subito pensato di farle ridipingere di bianco e di utilizzarle: ecco che trovano posto sempre al piano terra come pannelli scorrevoli che separano l’ambiente bagno/lavanderia dal resto del piano terra. Per non spezzare la bellezza della volta a botte la parte soprastante il binario e la longarina è stata chiusa con un vetro trasparente. Al piano terra oltre alle brutture estetiche era presente tantissima umidità di risalita che aveva portato al distacco di porzioni di velo. Questo perché era stata costruita durante la ristrutturazione precedente una controparete in muratura all’interno della quale era stata inserita carta di giornale ed una guaina bituminosa; la parete aveva una “cimasa” in pietra serena... tutta questa struttura altro non faceva che far salire più su l’umidità proveniente dal sottosuolo.

Pur avendo avvertito i miei Clienti che il problema dell’umidità di risalita è uno dei più ostici da risolvere se non si può agire alla radice, la mia proposta è stata quella di demolire la controparete e di togliere l’intonaco ormai ammalorato lasciando respirare la parete il più possibile. I mattoni e le pietre che abbiamo trovato come tessitura muraria sono stati verniciati a spruzzo con pitture silossaniche per interni rigorosamente di colore bianco, in modo da creare un bel contrasto con il pavimento in cotto ritrattato.

Al piano primo il piccolissimo bagno che si trovava nel vano scale è stato reso molto più funzionale utilizzando un piccolo lavabo ben posizionato, spostando wc e radiatore e invertendo la porta. Raramente in un bagno così piccolo avevo trovato tanti errori tutti in una volta! Il risultato era un ambiente non solo esteticamente sgradevole ma dal difficile utilizzo. Il rivestimento è stato demolito e sostituito con wallpaper di Kerakoll nei colori della nuova collezione firmata da Lissoni usata in esclusiva (non era in commercio nella grande distribuzione soprattutto in toscana). Anche in cucina abbiamo utilizzato resine e imbiancature Kerakoll Design nel colore WR03. In generale I soffitti con le travi a vista sono stati sbiancati tramite una velatura e vi sono state applicate delle strip led per potenziare l’illuminazione generale delle stanze che era piuttosto scarsa.
Uno dei lavori più difficili è stato quello fatto nel bagno bianco e nero del secondo piano: per non far salire il budget e per mantenere quanto di bello questo bagno aveva, abbiamo fatto dei piccoli interventi mirati, il che vuol dire da parte di muratore ed idraulico, lavorare con estrema cura e attenzione. Tutte le piastrelle sono state mantenute anche se si sono sostituiti tutti I sanitari e soprattutto la terribile vaschetta di 120 cm è stata sostituita da una grande doccia spaziosa e funzionale. Le nuove piastrelle utilizzate nere diamantate Ce-Sa sono state posate tipo muretto e abbiamo utilizzato uno stucco giallo limone per le fughe: un tocco di graziosa ironia voluto dalla padrona di casa!

A young couple and an old house to restore in the historic center of Figline Valdarno with a small budget. The building had been renovated the latest time in the 80s and it was inhabited by a single whose lifestyle was not compatible with the needs of my young customers. And even less the aesthetic tastes. The restructuring that we went to carry out is based on the recovery of the existing, keeping as much as possible what was good because making the economy often means sustainability for both the environment and the portfolio.

The cottage had the traditional finishes of building in central Italy: celings with dark etched wood beams and red terracotta tiles on the floor; the red brick floors were so dark that they looked black; the walls of a pathetic yellow and the doors the same.

The ground floor in particular had a very sad appearance: two wooden and glass doors to the English had been painted yellow and fitted like a filter by frames in wood stained with an unthinkable blue that when compared to yellow was really unpleasant to the eye. Since the doors were well made, I immediately thought of having them repainted in white and used: here they are always placed on the ground floor as sliding panels that separate the bathroom / laundry environment from the rest of the ground floor. In order not to break the beauty of the barrel vault, the part above the track and the longarine was closed with a transparent glass. On the ground floor, in addition to the aesthetic ugliness, there was a lot of rising damp that led to the detachment of veil portions. This was because a masonry counter-wall was built during the previous renovation, inside which newspaper and a bituminous sheath had been inserted; the wall had a "cymatium" in serena stone... this whole structure was nothing more than to make the humidity from the underground rise higher.

Despite having warned my clients that the problem of rising damp is one of the most difficult to solve if one cannot act at the root, my proposal was to demolish the false wall and remove the now dull plaster by letting the wall as much as possible. The bricks and stones we found as masonry were spray-painted with siloxane paints for interiors rigorously white in order to create a nice contrast with the retracted terracotta floor.

On the first floor the very small bathroom that was in the stairwell was made much more functional by using a small well-positioned sink, supporting the toilet and radiator and reversing the door. In a bathroom so small I had found so many errors all at once! The result was an environment not only aesthetically unpleasant but difficult to use. The cladding was demolished and replaced with Kerakoll wallpaper in the colors of the new collection signed by Lissoni used exclusively (it was not on the market in large retailers especially in Tuscany). Also in the kitchen we used Kerakoll Design resins and whitewashing in the WR03 color. In general The ceilings with exposed beams have been bleached through a glaze and there have been applied some LED strips to enhance the general lighting of the rooms which was rather poor.

One of the most difficult jobs was the one done in the black and white bathroom on the second floor: in order not to raise the budget and to maintain the beauty of this bathroom, we did some small, targeted interventions, which means a bricklayer plumber, work with extreme care and attention. All the tiles have been maintained even if all the sanitary ware has been replaced and above all the terrible 120 cm tray has been replaced by a large spacious and functional shower. The new tiles used in black Ce-Sa tiles have been laid like a wall and we used a lemon-yellow stucco for the joints: a touch of gracious irony wanted by the lady of the house!
