The client was a company that commissioned us to develop a multi-family apartment building for housing with a high level of efficiency in terms of the ratio of the built area versus the sales area, on a 1,000-square-meter plot consisting of two five-hundred-meter land unified later. It should be noted that a preliminary project for a multi-family apartment building on one of the 500 square meters of land had been previously developed, but this was modified to generate greater efficiency when buying the adjacent lot. The main approach of the design of the multifamily building had to be modified from the modified one as a "double fifth" based on the purchase of the adjacent land, which is why the configuration of the building ended up being developed around a large distribution yard in the center, generating a degraded volumetry with the intention of lengthening the street facade making it less aggressive towards the pedestrian. This is also the development of another large courtyard, this time forward, at a level of 1.50 meters above the street, which connects with the atrium and the entrance hall and the corridor before the central courtyard. This efficient multifamily building has as its main feature the fact of having 5 floors plus roof, with six departments of different characteristics per floor and with films ranging from 60 m2, to 120 m2, 2 elevators (one that serves directly to the two departments larger ones determined in front of the building, and the other one that serves the smaller departments in the back), a single vertical axis of stairs, basement of parking lots, from the street, after the reception and through a small corridor, We arrive at the large central distribution patio that takes us both to the circulation areas and to the parking area.
