New residential village, close to the ex Cave naturalistic oasis, with up to 140 residential apartments, lofts and penthouse.


The project to reuse an industrial area just a few steps from the historic center of Noale, has allowed the entire community of the city to have a new commercial, office, parking area and above all a new fenced-in residential area, full of greenery, silence and privacy.


The design intent sees the clay and the change in altitude of the land as the protagonists of the concept and the project guidelines. This impulse has been given so as not to forget the pre-existence of the historic furnace and of the lands continuously modeled for the clay quarry.


The result includes garages and technical rooms completely covered by roof-garden, buildings that, seen from the inside of the common uncovered areas, appear lower and materials and colors derived directly from the landscape and from the pre-existing of the place.


As a tribute to the furnace, a special heat-insulating coating was provided by the Isovista company - Sant'Anselmo Group, with an antique brick finish and grouting in natural lime. Other vertical walls are finished with shades derived from cocciopesto, copper and raw clay.


The plant equipment has been planned so as to obtain maximum performance and energy certification. All the housing units are equipped with underfloor heating and cooling, controlled mechanical ventilation and triple glass frames.


A luxuriant garden frames the houses.


Privacy, security, large open spaces, brightness of the rooms, liveability of the uncovered areas, use of ecological materials, alternative energy supply, attention to anti-seismic systems, these are the themes that have characterized the careful planning and realization of the work.

Il progetto di riuso di un area industriale a pochi passi dal centro storico di Noale, ha permesso a tutta la comunità della città di poter disporre di una nuova area commerciale, direzionale, parcheggi e soprattutto di una nuova zona residenziale recintata, ricca di verde, silenzio e privacy.


L'intento progettuale vede come protagonisti del concept e delle linee guida di progetto l'argilla e il cambio di quota del terreno. Questo impulso è stato dato per non dimenticare la preesistenza della storica fornace e dei terreni continuamente modellati per la cava dell'argilla.


Il risultato prevede garage coperti da un giardino pensile, edifici che, visti dall'interno delle zone scoperte comuni appaiono più bassi e materiali e colori derivati direttamente dal paesaggio e dalle preesistenze del luogo.


In omaggio alla fornace, è stato studiato un particolare rivestimento termoisolante fornito dalla ditta Isovista - Gruppo Sant'Anselmo, con finitura in mattoni antichi e stilatura delle fughe in calce naturale. Altre pareti verticali sono rifinite con tonalità derivate dal cocciopesto, dal rame e dall'argilla cruda.


La dotazione impiantistica è stata pianificata in modo da ottenere il massimo delle prestazioni e delle certificazioni energetiche. Tutte le unità immobiliari sono dotate di riscaldamento e raffrescamento a pavimento, ventilazione meccanica controllata e serramenti con doppia camera.
