INTRODUCTION: An upscale low rise housing project comprising of 36 dwelling units mix, with underground parking and a gym, located in the Brazilia / Yarze region at an intersection of two roads, with a triangular shape descending 2707 m2 lot, with a panoramic view corridors to the immediate Hazmieh, Baabda hills.
The total buildup area for the project is about 10500 m2.
The project proximity to shopping centers, 2 major Hospitals, reputable schools and universities, and 400 meters away from the Beirut/ Damascus, Hazmieh junction renders it as a strategic location with easy access to the airport, the City, and the scenic mountains.
PLANNING: A juxtaposition of four separate buildings planned linearly to formulate two building blocks A & B. Each block consists of two separate buildings linked visually by green vertical terraces connecting the floors alternatively. The linear planning for the juxtaposed building is intentionally created along the site setbacks, utilizing the natural terrain slope minimizing excavations and maximizing green spaces within. The site is accessible from the low traffic road via a ramp to handle 49 cars parked in two basements separately.
The entrances for each building block is located at the corresponding ground floor located below the Green Vertical Link, identifying the building symbolic entrance, or via the underground parking directly from a controlled access elevator lobby to upper floors.
The Patio Apartment assigned at the ground floor “ Garden Space” with direct access to a private wood steel fenced courtyard, followed by typical 3 and 2 Bedroom Apartment mix for the three upper floors (first, second and fourth), then the duplex 2 bedroom apartments with roof terraces as the upper mix to the project. All the apartment and duplexes are designed in such a way to maximizes views variety, orientation, sound and visual privacy from one another and the immediate streets.
DESIGN CONCEPT: An urban design layout approach with a GREEN/LEED Approach for material choice, where the building design envelope and the landscaped is harmoniously intertwined to create a visual vivacity and affinity to the immediate environment as a contextual challenge. A formal building vocabulary with a precise fenestration design rhythm, stone clad exteriors, syncopated with a ubiquitous louvered grid, creating dynamic facades, that will evoke a timeless design and vivacious concept enticing the demanding consumer “a sense of place” and eagerness to curiosity and spatial experience.
These louvers are not only for sun and sound barriers, breeze and light filters “comfort zone”, but for visual private elements within the units and to the outside street as well, both during the day and night.
APARTMENT DESIGN: An efficient design layout for each unit is based on a complete division between the Public domain (Living and Dining) and the Private Domain
(The Bedrooms). The Bedrooms has lots of natural light with complete privacy to the outside via the catwalk or exterior louvers providing a comfort zones. The Living Rooms are oriented to variable views and to the courtyards.
The kitchen / serves as mediators, with 300cm high ceiling and full height large sliding and swinging large doors/ windows. 60x60 tiles limestone slabs at living and 30X60 tiles at bedrooms. European standards bathrooms and ceramic tiles with glazed showers and or tubs. Full kitchen design with granite tops, natural wood flush doors and wood panel entrance doors. Ample full height closets and tenant individual storage cabins at Basements floors.
The larger units are assigned next to the building vertical green terraces-links, where its living rooms are extended to the green terraces, giving the interiors a sense of urban houses rather than apartments.
The Balconies thru out the project are planned in such a way to encourage the sense of vertical social community as a needed ingredient to urban housing viability.
BUILDING MATERIALS: Green Environmentally friendly building and products, services and sustainable solutions will be utilized both, based on Energy efficient, conservation, local resources, Air quality with LEED guidance choice for the Architectural, and Electro-mechanical products and equipment. Such as LED lighting, paints and finishes selection, mechanical anchored stone facades, VRV HVAC system, double wall exterior with Mechanical natural stone Clad, wood and steel moveable louvered exterior panels. Properly Design Building Envelop using sun light through passive and active solar equipment, Zinc Copper roofing, plants climbers and Vertical Green Wood Decks, renders a comfortable, safe and sustainable community.
