L’enorme progetto per il mixed use complex creerà una nuova business community all'interno di Doha e un nuovo punto di riferimento per la città.

Raj Patel, principal designer di KEO, descrive il progetto: “Due nautili - molluschi muniti di una grande conchiglia avvolta a spirale – in direzioni opposte formano una spirale che produce un flusso dinamico di massa e spazio. La geometria delle opposte spirali crea il movimento che fa emergere nell'angolo sud-ovest del sito le torri che divengono landmark visibile dalla West Bay Area, nonché dalle principali arterie stradali ad ovest".

Il progetto ha un anello esterno di 6 torri per uffici crescenti in senso orario da 20 a 35 piani. L'anello interno di 4 torri, di cui di 3 torri per uffici e una torre-hotel, sale in un senso antiorario da 31 a 50 piani. La posizione delle 9 torri per uffici e le loro opposte variazioni di altezze contribuiscono a mantenere la viste più ampie nonché a garantire che in tutti gli edifici possa entrare luce naturale.

Le torri per uffici sono collegate da un atrio chiuso a due piani fiancheggiato su entrambi i lati da negozi sia al piano terra che al primo piano per creare un centro commerciale intimo e vivace. La piazza al livello principale sarà all’aperto con numerosi ristoranti e bar.

L'asse dalla strada principale verso l'angolo nord-orientale del sito culmina con la Prayer Hall che stabilisce un ordine geometrico di sviluppo.

Le facciate del progetto accostano i materiali naturali, come la terracotta e la pietra, ai materiali artificiali del vetro e degli schermi di metallo.
Il rivestimento delle torri in vetro e terracotta emerge da uno zoccolo solido rivestito in travertino. Le facciate vetrate sono protette dai raggi solari per mezzo di una griglia metallica il cui motivo si ispira alle mashrabiya tradizionali. La mashrabiya è un elemento tipico dell’architettura tradizionale araba, utilizzato soprattutto sul lato strada: si tratta di una bow-window con traliccio in legno intarsiato, spesso rivestita di vetro colorato.


KEO International Consultants designed BARWA’s prestigious Financial District Project in Doha, Qatar. The project consists of two nautilus forms spiraling in opposing directions which create dynamic flow of mass and space. The opposing spiraling geometry builds up the movement of the towers to create the pinnacle at the southwest corner of the site creating a landmark tower visible from the West Bay Area as well as the main road arteries west of the site. The project has an outer ring of 6 office towers ascending in a clockwise direction from 20 to 35 storeys in height. The 4 inner ring of towers, comprising of 3 office towers and a hotel tower, ascends in a counter-clockwise direction from 31 to 50 storeys in height. The placement of the 9 office towers and their opposing movement of heights help maintain maximum views as well as ensuring that all the buildings have access to natural light.
The office towers are connected by a two story enclosed atrium lined on either side with retail space on both the ground and first floor to create an intimate and lively boutique mall. The plaza at the main retail level will be open to air and lined with restaurants and cafes. The axis from the main street to the northeastern corner of the site culminates with the Prayer Hall providing geometric order to the development. The towers clad in glass and terracotta emerges from a solid plinth of clad in travertine stone. The glass facades of the towers are protected from the sun’s rays by a metal screen inspired by the traditional mashrabiya. The facades of the project juxtapose the natural materials of terracotta and stone with man made materials of glass and metal screens.
