Rebirth of the Dilapidated Factory


Origin


 


The project is located between Beijing 4th and 5th east ring road, and adjacent to Beijing cultural-creative industries axis. The site, covering an area of 5,000 sqm with a 7,000 sqm GFA, it is surrounded by several dilapidated furniture factories. This building complex was built during 1990s to 2000s, with different scale and purposes.


One of the greatest challenge for this project is to create a tailor-made concept design in order tailoring the complex building to fit the new program, as well as increasing the overall FAR without altering the building footprint.


The goal of renovation and design of “Innovation Workshop” is to build the communication spaces and venues which is adapted to potential domain functions by reorganizing the site and content, interface, and texture of building, that is, strive to provide display, exchange and publish, office and leisure supporting platforms and venues for technological and cultural innovation enterprises.


Communication is a keyword composed by functional media, crowd behavior and space. The integral reformation combing drama culture and functional replacement is the hope of bringing a new vitality to a currently wasted urban body.


Beijing fabric consists of massive blocks and gated communities. With this project, we want to bring people inside this opened place through creating a welcoming public space to stay. Thus, this become hub for the neighbourhood communities.


 


EXISTING CONDITIONS


Unlighted space
Due to the current buildings structure and orientation, the south façade is presenting only tiny openings, not allowing the light to come inside the inner space of the building. The east side façade is covering the central passage no permitting the light to reach the west side of the building.


Narrow passage
The structure presents a 5.5m wide, 50m long corridor. This unusual layout presents multiple challenges to the designer, including sunlight and circulation.


Unused terraces
The flat rooftop allows the designer to turn a unused space into a pleasant open air shared terrace.


 


Lack of parking spaces


 


The change of the program into a creative hub will attract more daily users therefore the need of providing a car park space.
SPACE IMPROVEMENT


 


Light/ Indoor and Outdoor


Light is free and priceless, the proper use of it can fundamentally change a space. Based on daylight study analysis most of the facades have been opened with wide glass in order to improve the interior space light and create a connection with the exterior space
Enlarge space/Sun Atrium


The narrow passage of 5.5m has been opened with a sun atrium, bringing light through the inner space and up the above floors of the building, maintaining the harmonious feeling with the surroundings.
Activation /3D streets


Breaking through the original structures, a unique space travelling system is leading the free and stereoscopic flowing growth of the initial square, terraces and alleys: some climb up circuitously from the ground square to the roof garden; some fly crosswise from one house to another to form an air corridor; some straightly break into the room or underground and bring sunshine, air and refreshing nature inside. Circulation will evolve into irregular three-dimensional garden trails, which brought along interaction between indoor and outdoor space and scenery.
The unreachable and isolated inactive roofs in the factory are totally activated by the verandas and becoming well-proportioned floating hanging gardens. The different heights, landscape experiences and arrival patterns of each garden form a flow of scenery in the stereoscopic alleys. Making up the shortfall of the limited ground space, the hanging gardens everywhere provide opportunity of closing to the nature for every internal unit. Moreover, the communication place for relax and encounter will bring creative inspirations. After breaking the rigid space, the diversity of environmental settlement will grow into the most suitable place for the ecological development of cultural creativity.
