Adding to JUO's portfolio of projects undertaken with charitable organisation RUAH Community Services, this project relocated the expanding corporate office from a congested period property, to a newer open plan workspace in Subiaco.


Spread over two floors, the ground floor remained largely unchanged from the previous tenant fitout in contrast to the first floor which received an extensive refurbishment.


Previously a bulk storage facility, the property configuration consisted of a two story administration block to the front, with an adjoining large warehouse to the rear. Over time the ground floor was remodelled as a modern open plan workspace to suit evolved market requirements whilst the first floor was left partially uninhabited and in poor condition.


Following the first site inspection the previously unappreciated potential for the first floor was clear to see, and once previously blocked in windows were uncovered, and the rabbit warren of partitions demolished so the space was flooded with natural light thanks to a large expanse of north facing glazing, and multiple windows to the south side, allowing deep light penetration into the narrow space. A further delight was the uncovering of solid Jarrah roof timbers which were left exposed in the final design.


The workspace design introduced two executive offices, two quiet rooms and segmented open plan workstation spaces to suit the different needs of the tenant workforce, offset against live planting on the northern side and full height graphic imagery on the new glazed partitions which took inspiration from the West Australian judicial coat of arms featuring native Black Swans and Kangaroos.
