REPORT OF THE PROJECT OF " NEW ROMAN TERTIARY GREEN QUARTER " IN THE DISTRICT “ROME EUR”




The design choice is based on an orientation of "green " and sustainable materials proposed and the integration of the sub-fund with the reality of urban and typological consolidated the entire Rome EUR district, albeit with its own architectural connotation distinguished by the use of surface vertical windows ( curtain walls ) and covers horizontal and inclined photovoltaic or methacrylate.

In particular, the buildings No. 1, 3 and 4, for use in hotels, are enclosed in a crystal with pyrolytic coating for solar control, which is distinguished by its exceptional characteristics spectrophotometric and energy as well as for its perfect uniformity color.
These windows are conforming to European standard EN 1096-2 (class A) and are certified with the highest level of chemical and mechanical resistance to abrasion of the coated glasses.
The range of solar control glass is available in an unparalleled variety of colors: the project described is directed to screening and restful colors , more suitable accommodations, while offering vibrant colors and are able to visually characterize unambiguously the entire quarter. Thanks to its pyrolytic coating, the crystal can be easily transformed: it can be hardened, tempered, curved, glazed, screen printed and installed in monolithic glazing and insulating glass (as in this case). The reflective glass ensures privacy and visual comfort,
high performance, countless combinations of levels of solar control and light transmission, unlimited creativity for the architect: one glass for all applications.



The technological solution identifies ventilated façade systems, perimeter walls characterized by the presence of an air gap: the existing wall is thermally and acoustically insulated with rock wool panels of medium density (single density or double density) applied on the outer side of the wall and attached to it with appropriate bolts. The elements of exterior finish are spaced from the insulation through a system of metal profiles and brackets, directly anchored to the wall facing the rear. The interspace allows the passage of air determined by a natural chimney effect. The RVF is used in many types of buildings, especially in new buildings for commercial and commercial use. Is particularly suited for work on existing buildings which provide the architectural upgrading of the building, at the same time optimizing the energy performance.



In addition to the architectural value of the technological system, the installation of ventilated isolated  façades achieves important advantages related to the overall performance of the housing. Among them, some are strongly influenced by the nature of the insulating material itself:
• Conduct noise: the outer covering of ventilated facades encourages reflection of sound waves incident from outside. The use of rock wool, in that the fibrous material with open cells, allows to avoid the phenomena of reflection and resonance , which may occur inside the cavity, increasing the sound insulation performance.


• Reaction to fire: In the ventilated façade, non-combustibility of insulation ( Class A1 ) is particularly important as the air currents that are generated to ' inside the cavity may facilitate the rapid spread of smoke and flames.


• Behavior of temperature and humidity: in a ventilated facade insulation is carried out continuously in correspondence of the structural elements, resulting in correction of thermal bridges. In this way, the support structure is placed in "quiet thermal", reducing the tensions arising from temperature changes that would occur without protection. Through the execution of isolation from the outside can make effective use of the thermal inertia of the hanging, getting better control of internal temperatures with consequent advantages in terms of comfort. The water vapor permeability of the rock wool panels, thanks to the value of the resistance factor to steam, allows you to create closures " breathable " and to ensure the migration of steam. The RVF used to improve the energy performance of the summer due to the cavity ventilated away the excess heat caused by solar radiation. Finally, from the aesthetic point of view, this technology is an excellent solution for the total redesign of the building, thanks to the many possibilities of finishing on the market.

Obviously, the seal of the hotels inside enclosures crystal will require the introduction of mechanical ventilation systems forced standing, which will provide the replacement and the constant air quality, as well as a high energy saving, thanks to the maintenance of optimum temperature of ' recycled air.



The roofs of the three hotels will be changed with the introduction of large pitched layers on which will be placed photovoltaic systems for the production of heat and electricity.


 
It is not considered advantageous to change the location of stairwells outside, but it is believed, however, useful also in terms of integrated management receptive, connect the top floor of the three buildings 1, 3 and 4 with covered walkways: these links will be made ​​structurally self-supporting steel beams type Vierendeel.



The parking spaces for customers will be realized in the basement of the three hotels, while those for the occasional visitors will be made ​​with appropriate markings in the free areas along Viale Cristoforo Colombo and Viale America.



The building No. 2 ( Shopping Mall ) will be used on all floors (ground floor, which is currently open, inclusive) through a closing within curtain walls of glass similar to the one of the hotels: the ground floor is intended in part to the parking customers' cars, and partly in the service of "car sharing", used primarily by customers of the hotels. The remaining parking for customers and employees of the shopping mall will be derived in the basement. On the roof will be carried on, after the last slab reinforcement proper integration and implementation of the necessary underpinning underground, 8 tanks for collecting and recycling rainwater covered by 8 acrylic domes that open electronically: the water will be used for feed the baths of all the buildings of the quarter and to irrigate the green areas outside.



Even the building No. 5, used as offices, will be enclosed within an envelope of ventilated glass walls on the integrated roof with a double layer of photovoltaic panels. The parking spaces for employees and visitors will be drawn in the basement.



The outdoor areas will be fully grassed and planted with suitable shade to rapid growth and high shading , will be fully pedestrianized and served by an integrated network of paved paths and equipped with an outdoor pool , designed primarily for guests of the hotels , with a play area aimed at children and a kiosk open on stilts for the rental of bicycles.
