1. NOTES DESCRIBING THE CURRENT STATE OF THE PROPERTY OR AREA 


The building, in which it is intended to complete and retrofit the green wall, is a warehouse for storage and sale of agricultural products, located in an area with irregular trapezoidal shape that has untreated terraces and a slight difference in height between the two driveway roads that delimit the lot (the Via Parafera and Via Tripoli).


It has the main entrance on the south-east front, towards Via Parafera, and a large green area behind, untreated, on the north-west front, towards Via Tripoli.


At present, it is coated in sheet steel on all four elevations.


The lot of 2400 sq. m., which houses a house (which will be demolished) and a canopy will be installed to protect storage material to be stored outside.


2. A SUMMARY DESCRIPTION OF THE OPERATION AND ITS CHARACTERISTICS


In order to complete the environmental impact, the cladding of the underground parts of the walls and the cladding in the areas of the front entrances (mainly via Parafera) and the service areas (on via Tripoli) must be completed.


A green wall retrofit is proposed for the north-east and south-east fronts and it is also necessary to remove some sheets in the remaining fronts whose state of degradation makes them unusable. The latter are replaced to accommodate an exhibition pergola and the glass window on which the offices overlooked and which, in addition to marking the entrance, guarantees respect for the aeroilluminant ratios.


The interior has a sales area characterized by movable walls to ensure greater permeability and reversible space and a rear area used as a vehicle warehouse.


Outside, the green wall not only serves as a sustainable retrofit for the building, but also lends itself very well to the exhibition of plants and nursery essences.


In the north-west front, it is proposed the arrangement of terraces with the purpose of damping the difference in height between the two road fronts. These will identify the area behind the shed as an exhibition area for large and tall trees. In the area overlooking via Parafera, parking spaces for cars and motorcycles will be provided, as well as an area for unloading goods.


3. EFFECTS RESULTING FROM THE CONSTRUCTION OF THE WORK:


The intervention does not alter the volume and there will be no increase in the covered area of the building, but with the installation of the green walls it is intended to create a retrofit of the envelope that through a mitigation operation not only visual but landscape, is sensitive to contemporary environmental issues.


Some of the possible changes to the property are listed below:


eliminates the heavy visual impact of partially rusty sheet metal;


Color schemes of the building: the colours given by the different plants generate ever-changing colours according to the seasons and therefore a changing chromatic calendar is generated;

Volume: No increase in urban volume;


cover: will be covered in corten steel


Public access: accesses are not altered;


soil sealing: the normal permeability of the soil will not be changed.

interventions on trees and vegetation: the outdoor spaces will be treated with interclosed lawn pavement and gray compacted beaten earth and orange, lemon and bergamot trees will be introduced.
