INNOVATIVE RESIDENTIAL URBAN RENEWAL PROPOSAL

This proposal has a similar layout to the "Terraces" proposal, the only difference is the building rights are double, in this case 1:4 . The design principles all the same, only on a larger scale. Therefore the new 4th building, rises to 23 stories, the total number of apartment increase from 80 to 248 units, the commercial center is larger, and the density are higher. The number of tenants will be appr. 1000, so this compound will have an urban atmosphere, as opposed to the 'garden city' atmosphere of the Terrace proposal. To enhance this, we designed a public elevator and bridge to connect the compound with the Nurit Street above, so that there will be easier and faster movement of people, and therefore increased socializing.
This proposal was submitted and presented to the Academy faculty and judges at the Bezalel Academy on July 3rd, 2015. We were asked to present it again at the Israeli Knesset, on July 27th, 2015, in front of the Minister of Building, parliament members and various housing experts. On October 7th, we are scheduled to present our project to the Jerusalem City Chief Engineer, and to the Jerusalem Regional Manager of the Building Ministry. Hopefully this project will realize!


Our proposal is to establish a housing co-operative on the new compound, based on the 30 years proven Canadian co-operative housing model, that will ideally support and nourish the lower socio-economic tenants. By training these tenants, providing them jobs on the site, they later can be absorbed in the free working market and escape poverty and need for government support.


On July 27th, two project teams from the Bezalel program Masters of Urban Design, were invited to present our Jerusalem Urban Renewal Proposals in the Knesset (Israel Parliament), before the Minister of Building Yoav Gallant, Parliament Members Tamar Zandberg, Dov Chanin, Rachel Azriah, Roy Folkman and Stav Shafir. Our team presented the "Terrace" and "Bridge" design proposals.


 


The team co-designers are: David Dalal, Tamar Gliksberg-Hess, Justyna Puchalska, Matti Rosenshine, and myself.
All architectural drawings were done by Matti Rosenshine, a great artist and sensational architect! (thanks Matti)
