The church of Maggia is located in Via della Maggia 3 (formerly called Via Fura) in Brescia, fraz. San Polo, easily accessible from the A4 Brescia Centro exit. The church is now deconsecrated and is used for private events, parties related to the rugby team (is in fact close to the Invernici stage of Rugby Brescia). The garden is used as a training ground Archers club Brescia. 


The church has an octagonal plan, surmounted by a dome. The apse has a barrel vault, as well as the two additional rooms. The roof is pitched, the two side rooms and the apse are of lower height.


There is a bell tower, but now it does not have a bell. The east-room has a door, now unusable from that of a pedestrian bridge over the canal to the east of the house. Probably this was the private access to the church by the Maggi family, the footbridge is now in the ownership of Maggia farm.


Outside there is a portico built by the current managers of the church, it covers the tables and barbecue area, it is damaged, with numerous handmade repairs, and no historical or economic value. There is also a prefab for the bathrooms in the west area of the garden. There is no passage between the interior of the church and the garden.


The analysis of the building materials has led to the drafting of a detailed legend that has any type of degradation encountered. on the east facade the deterioration it is particularly evident. direct exposure to rain and the presence the canal, have generated extended falling damp spots, which have led to a widespread biological colonization.


Our proposal is to associate with a local craft brewery, to create a km0 beer, following the beer-rugby combination that is always a guarantee of success, supporting the sustainability and the concept of slow food. The idea is to create a hop plantation in the garden, now unexploited. An arrangement of the interior and a portico replacements and external prefabricated would greatly improve the impact and image of the building.


The intention is to act consistently with the characteristics of the building, to meet the current state of the church, keeping the stylistic peculiarities and material.It is fundamental, in fact, the search for authenticity, both in the additions and in the  renovation.  It is important to make sure that these measures will be visible and recognizable.

- portico in precarious conditions


- bathrooms in a external prefabricated structure


- moldy walls


 



Proposal:


- creation of a craft brewery


- plantation of hops in the garden


- restoration of internal frescoes


​- replacement of the porch


- solving humidity problems


- new opening in the room to the east, now used as a new entrance.


- replacement of interior furnishings, moving of the kitchen in the outdoors prefab (blue - container 40 ')


- construction of new bathrooms outside (yellow - container 20')


- third prefabricated (red - Container 20 ') utilized as a stage for bands or as maxi-screen for sporting events or movies


- new external paving with accessibility guaranteed by ramps
