This renovation project in a mixed residential district near central Denver is a conversion of an existing apartment building into condominiums. Construction was completed in 2006.

The Los Angeles based developer requested a contemporary design concept to change the character of the original building into a more distinctive property. The design approach was developed to accomplish a substantial change in the building character with a modest budget. Existing openings remained as is. The existing brick building skin also remained in place. New metal elements were added to frame the building entrance and create new balconies .
