HOUSE B | STUDIO SYNTHESIS architecture & design

Tourist villa is position on a rock, directly next to the sea. The terrain is sloping towards the sea, along its longer side. The linearity of the building and its functional organisation in form of two above-ground and single below ground level are result of terrain location and morphology. The building is facing west-east allowing all premises to provide unique views of sunset and the Old Town, St. Nikola Island and preserved environment of Przno settlement.

Positioning of the building on the parcel required setting certain distance from the existing road, development of green buffer zone along the walkway that goes along the plot boundary  which connects the Old Town and Sveti Stefan. The building is closed to “exterior developed” and this is achieved with simple openings on this façade.

 Functional organisation of the ground floor level is such to allow interaction with immediate natural surrounding which enables the user to enjoy the same. Undisturbed access to pool, hardscape, beach that are integrated with villa provide sense of isolation and pleasant distance from developed surrounding.

 Building structure creates rich daily zone with open areas that provide extended daytime stay during warm months, mini bar that completes pool contents, large covered terraces as lounge zone – zone for resting in shade; five comfortable suites with separate bathroom, wardrobe and terrace, as well as service suit with separate entrance; complementary amenities in the semi-basement, mini spa and wellness centre, different rooms for recreation and plant rooms.
