The original project was designed in the early 70s by Luis Gutierrez Soto at the end of his rationalist period and it possesses all the main features of his architecture: an elegant resolution of common stairs, spacious main entrances, duplex apartment with service room and wide terraces.


The diminution of the building’s volume in its upper floors provides it with a characteristic and singular image, at the expense of multiplying pillars and drainpipes that hinder the redistribution of the plan in wide space flats. It also had adequate features for its construction date although they are totally insufficient for the current requirements of a premium residential building: reduced vertical clearance between floors, concrete slabs without the necessary load strength for the current model building code, inefficient parking use ratio due to the excessive dimensions and bad distribution of the garage’s pillars and interior patios lacking valid illumination for living spaces.


The project responded to all external conditions and the promoter’s needs for constructing the new buildings; providing them large common areas, including a swimming pool and a solarium on the rooftop, commercial premises on the ground floor, increased vertical clearance between floors, natural cross-ventilation and flat residence customization options such as fitted or separated kitchens. All of it maintaining the original protected volumetric shape.


El edificio original proyectado en los años 70 por Luis Gutiérrez Soto y correspondiente al final de la producción del arquitecto racionalista, recoge todos los puntos habituales en su arquitectura: elegante resolución de escaleras comunes, amplio acceso a viviendas, dúplex con habitación de servicio y amplias terrazas.


La disminución del volumen del edificio en las plantas superiores le proporcionaba una imagen singular y característica a costa de generar una multiplicidad de pilares y bajantes que lastraba la nueva rehabilitación del edificio en viviendas de gran tamaño. También presentaba características adecuadas para su época, pero difícilmente compatibles con las exigencias actuales de un edificio de viviendas: reducida altura libre entre plantas, forjados sin resistencia suficiente para las cargas normativas vigentes y distribución de pilares de gran tamaño en sótanos que imposibilitaban un ratio razonable de aprovechamiento de garaje.


El proyecto recogió todos los condicionantes externos y las necesidades del promotor para reestructurar el edificio dotándole de amplias zonas comunes incluyendo solárium y piscina en la cubierta, locales comerciales a nivel de acera con la posibilidad de recombinarlos de forma flexible, mayor altura libre en todas las planta, viviendas con ventilación cruzada y oferta diversa incluyendo opciones tradicionales de cocina/salón o flexibles con cocina integrada. Todo ello manteniendo la envolvente protegida de la fachada original.
