65 m2 Live-work triplex in Paris | Studio PAN

Located on a side street the hip 11th district of Paris, the job site was a boutique of an abandoned beauty salon that occupied part of the lower levels of a late 19th century working-class apartment building.
The goal was to create two independent units: a flat on the first floor to be the rental unit and the rest to be the office & pied-à-terre for the owners. However, the connection between the two has been kept so that they can be reunited into a generous (Parisian standard) triplex whenever needed.

Lower Unit
The program is quite intense for a 34 m2 in total. 2 permanent workstations for the couple and ideally a temporary one for a third person, a full service kitchen, a living-dinning area, a bathroom, a bedroom and ideally an extra bed for a friend, and also the staircase that allows to access the upper unit whenever needed.

Upper Units
When separated from downstairs for rental purpose, the projected occupants of the flat will be a couple or a family of three. The ideal program is to create a real bedroom for the couple, a reasonable sized living area with a comfortable full service kitchen, closet and storage for guests and the housekeeper, a bathroom with a large shower, and in the end, a sleeping alcove for the third person to ensure privacy for everyone. However, when the flat is reunited with the lower unit, it is also desired to have an open space that is big enough for parties or events. A movable partition made it possible to achieve the two contradictory programs. Its different position allows configuration of so many possibilities. The users can choose to have either a larger room or a larger dining area, or to have the bedroom disappear completely into a cube.

A complete renovation of an abandoned beauty salon with the storefront on a quiet side street in the 11th arrondissement in Paris. The boutique is 19.5 m2 ( 210 s.f.) with a 17.5 m2 ( 188 s.f.) basement, 37 m2 ( 398 s.f. ) in total. After having sacreficed the prescious square footage for insulation, we still managed to create this not so tiny live-work space out of the 35 m2 (377 sq.ft.) left . The new storefront respected the artisanal tradition of Eastern Paris, while the interior is completely modern and functional. The ground floor includes an office for 2-3 people, the kitchen, the living space and a bar for cocktail. The basement is the bedroom, the bathroom, the laundry room and also dubbed as a home theatre. The space can also be connect with the 31 m2 apartement above when needed to form a 3-story townhouse.

Une rénovation totale d'un local au RDC donnant sur une petite rue du 11ème a Paris, avec l'aménagement d'un sous-sol. Le local a 37 m2 en surface brut, et 35 m2 en finale après sacrifier les metres quarés prescieux pour le confort de l'isolation. Au final, un studio de plain pied avec un usage mixte. Une nouvelle devanture qui s'adapte au style des ateliers de l'est Parisien, mais un intérieur complètement contemporain et rationnel. Le RDC comme espace de travail pour 2-3 personnes, de reception et de cuisine. Le sous -sol : espace de repos, sanitaire et home-cinéma. Ce local peut aussi communiquer avec l'appartement de 31 m2 au 1er étage selon les besoins. Deux espaces pouvant fonctionner séparément mais en les additionnant c'est comme une petite maison de ville en triplex.
