Our proposals for Roach Road are built upon the particular characteristics of Fish Island, and through innovative design provide a new chapter in the use of the site that creates a building rooted in the place. 


The site contains existing buildings of varying degrees of dilapidation and is currently under utilised.


The challenge has been to design a new exemplary mixed-use building that unites the new development with the existing heritage buildings of Fish Island and the River Lea Navigation Canal known locally as the Hackney Cut.


The proposal delivers approximately 400sqm of exhibition / affordable workspace, approximately 380sqm of café space and 49 new high quality homes, many of which look over the River Lee Navigation and the Queen Elizabeth Olympic Park.
