Existing site, Contextual and contemporary architecture.
Recognizing the leak of space along the canal and its significant scale in view of the existing neighboring heritage, this architectural design contributes to recompose urban clarity by marking the alignment on the historic axis and by giving substance to the urban front on the canal.


Volumetric resonance.
The building comes into volumetric resonance with the large block-buildings that mark the public space of Nancy XVIIIth, such as the neighboring buildings of the City Hall on Place Stanislas (Opera House & Hôtel de la Reine).


Single volume and urban scale.
The architectural fusion of different uses gives an urban scale to the new ensemble. G and H are the two functional entities of a single plot located on the Île de Corse, on the corner of the Quai Sainte Catherine and the Avenue du XXe Corps. This urban corner, visible from a distance, from the other side of the canal, connects the old Nancy to the new.
Because the fusion between uses happens on a horizontal line, the required scale for this corner does not need to be raised above the rest of the area. The single volume can thus stay below the prospects and imposed maximum heights. This controlled height also helps with the internal articulation of the altimetries of offices (limited to GF+5), which include the headquarters of Pertuy Construction, and of the residence (maintained at GF+4), of uses with their respective optimal floor heights (3.35 m for the offices and 2.74 m for the aparthotels), and of the relation with the neighboring (projected) housing and (existing GDF SUEZ) office buildings. The single volume is raised or compressed to induce a spatial dynamic that resonates with the site.


Mixed use.
The mixed-use element, including offices, a residential hotel and commercial premises, produces new synergies. People who work can stay on site; those who are visiting can gather and organize meetings. Everyone has access to the stores, which have not been present up until now on this segment of the historic commercial road. Everyone benefits from an outstanding location, between the avenue, the mineral and planted gardens and the Quai Sainte Catherine.


Fusion of the diversity through a single fullness-emptiness style. The fusion also happens in terms of surface, since unity is achieved both through the continuity of the facets and edges of the volume and the continuity of its envelope. This envelope thus closely follows the volume and, through a play on openings, suggests separate uses and levels. The material, stainless steel in natural finish, fluctuates between white and grey according to the viewing angle and the light.
In a single movement, the envelope lifts to completely uncover the shop windows and the lobbies of the offices and of the residential hotel.
Wider openings and embossings, stretching round holes and curved shapes seamlessly cover all of this sheer envelope, thereby softening the perception of the grids and floors that confront otherwise different uses.
As with the Opera House and the Hôtel de la Reine, the diversity is merged in a single vibration of the openings in fullness.

Site existant, Architecture contextuelle et contemporaine.
Prenant acte de la fuite de l’espace le long du canal, et de son échelle significative au regard du patrimoine voisin existant, le projet architectural permet de contribuer à la recomposition d’une clarté urbaine en marquant l’alignement sur l’axe historique et en donnant une consistance au front urbain sur le canal.
Résonance volumétrique.
Le bâtiment entre en résonnance volumétrique avec les grands îlots-bâtiments marquant l’espace public du Nancy XVIIIe, tels les immeubles voisins de la Mairie sur la Place Stanislas (Opéra & Hôtel de la Reine).
Volume unique et échelle urbaine.
La fusion architecturale de fonctions différentes permet d’offrir une échelle urbaine au nouvel ensemble. G et H sont les deux entités fonctionnelles d’une même parcelle située, Île de Corse, à l’angle du quai Sainte Catherine et de l’avenue du XXe Corps. Cet angle urbain, visible de loin, depuis l’autre côté du canal, lie le vieux Nancy au nouveau.
La fusion s’opérant à l’horizontale entre les fonctions, l’échelle recherchée pour cet angle n’a nul besoin de sur-hauteur par rapport au reste du quartier. Le volume unique peut donc rester en deçà des prospects et hauteurs maximales imposées. Cette hauteur maitrisée facilite également l’articulation interne des altimétries des bureaux (contenus à R+5), dont fait partie le siège de Pertuy Construction, et de la résidence (maintenue à R+4), des fonctions qui ont chacune leur hauteur d’étage optimale (3,35 m pour les bureaux, et 2,74 m pour les appart ‘hôtels) et de la relation avec les immeubles de logements (projetés) et bureaux (existants GDF SUEZ) voisins. Le volume unique se soulève ou se comprime pour induire une dynamique spatiale en résonance avec le site.
Mixité fonctionnelle.
La mixité fonctionnelle regroupant des bureaux, une résidence hôtelière et des commerces permet des synergies inédites. Ceux qui travaillent peuvent séjourner sur place ; ceux qui sont de passage peuvent, eux, se rencontrer et organiser des réunions. Tous ont accès aux commerces qui sont jusqu’à présent absents sur cette partie de l’axe commercial historique. Tous jouissent d’un emplacement d’exception, entre avenue, jardins minéral et végétal et quai Sainte Catherine.
Fusion de la mixité par une même écriture plein-vide. La fusion est aussi surfacique, l’unité relevant tout autant de la continuité des facettes et arêtes du volume, que de la continuité de son enveloppe. Cette enveloppe suit donc au plus près le volume, et par un jeu de percements, suggère des fonctions et des niveaux différents. La matière, acier inoxydable teinte naturelle, oscille entre le blanc et le gris suivant l’angle de vision et la lumière.
Dans un mouvement unique, l’enveloppe se soulève pour découvrir complètement les vitrines des commerces et les halls des bureaux et de la résidence hôtelière.
Des ouvertures plus grandes et des emboutissages, trous ronds qui s’étirent et formes galbées couvrent de manière fluide l’ensemble de cette enveloppe diaphane, atténuant ainsi la lecture des trames et planchers opposant des fonctions autrement différentes.
Comme pour l’Opéra et l’Hôtel de la Reine, la mixité est fusionnée par une même vibration des ouvertures dans le plein.
