L’ edificio oggetto d’ intervento, ubicato nella zona più elegante del centro storico di Riga, è stato realizzato nel 1982. Esso presenta cinque piani fuori terra, un piano interrato e un attico attualmente poco sfruttato.

Il progetto mira a trasformare il complesso in un edificio residenziale di lusso predisponendo, al piano interrato, un’ area benessere ed un parcheggio privato e offrendo un insieme di servizi giornalieri in condivisione con l’ adiacente hotel 5 stelle Gran Palace. Al piano terra il progetto prevede due negozi, l’ entrata principale alla zona residenziale su fronte strada ed un bar. Nel cortile posteriore una piattaforma elevatrice permette l’ accesso delle macchine al parcheggio. I piani sono stati completamente ridistribuiti; la scala adiacente al Palace Hotel è stata demolita e il nucleo contenente scale e ascensori è stato ricollocato in posizione centrale rispetto alla pianta per consentire una migliore sistemazione degli appartamenti. La facciata arretra al quinto piano ed ulteriormente al sesto, in corrispondenza dell’ attico. La terrazza al sesto piano è parzialmente coperta da un aggetto del tetto, non visibile dalla strada. La distribuzione degli appartamenti è stata pensata cercando di dare a tutti una vista su Pils street e di garantire spazi ampi e luminosi e una cucina separata o separabile. La zona notte si affaccia sul più tranquillo cortile interno e presenta una o due stanze singole e una stanza matrimoniale con bagno privato e cabina armadio. La facciata principale è composta da vetrate a tutta altezza, mentre la facciata verso il cortile è arricchita da balconi.

Per il rivestimento di facciata sono state pensate due diverse soluzioni. La prima prevede una pelle in schiuma di corten color marrone scuro al piano terra e brise soleil in ceramica marrone per i piani superiori, ad eccezione dell’ attico. La seconda soluzione invece propone un rivestimento in pannelli di legno al piano terra ed una doppia pelle costituita da pannelli metallici scorrevoli ai piani superiori, escluso l’ attico.

 

The building we have worked on is located in the Riga most elegant area and was built in 1982. It is made up of  five upper floors, an underground floor and an attic which is currently not used.

The project aims to change the complex into a luxury residential building placing at the underground floor a wellness and leisure area and a private car park, then offering a set of services in agreement with the adjacent 5 stars Grand Palace Hotel. At the ground floor the project provides two shops, the main residential entrance fronting the street and a bar. A car elevator is included in the rear courtyard. The plan layout has been redrawn: the stair adjacent to the Palace Hotel has been taken off and the core with stairs and lifts has been moved to the centre of the plan to allow a better arrangement of the apartments. The facade moves back at the fifth floor and more at the sixth one, in correspondence with the attic elevation. The terrace at the sixth floor is partially covered by a projecting roof, which is not visible from the street. The apartments’ layout has been redrawn in order to give everyone a view to Pils street and to guarantee wide and bright living spaces with a separate or separable kitchen. The bedrooms area faces the quiet rear courtyard and hosts one or two single bedrooms and a master bedroom with a private bathroom and a wardrobe. The main facade is made up with full high windows, whereas the rear façade has balconies.

We have designed two different solutions for the façade finishing. In the first one a dark brown corten foam covers the ground floor level while a brown ceramic brise soleil screen the upper floors except for the glazed attic. In the second solution the ground floor façade has a timber cladding, the upper floors have a double skin built up with sliding panels, the attic is glazed.
