Considering the orientation and the locations of the existing trees we project a small building in a former old house. The house was located on an spacious lot with two accesses; we decided to use approximately 400 m2 over the side with most of the traffic. We divided the first floor into tree equal modules, in double high, in order to offer the possibility to rent them alone or together (As it has happened with the coffee shop that is currently in service).


On the second floor there is an atelier of 200 m2. All the structure is made of concrete frames and precast concrete beams modules. In general we looked for a simple and economical architecture, in order to build it fast, and for the best use of the outdoor space.


The most important challenge was to provide a new garden for the house and to avoid it from being disturbed by the 8m height building. Therefore we divided the garden with a regional stone  wall and reduced its height with a brick lattice that at the same time help us with the ventilation and the indirect light of the upper floor. The garden has still a good dimension and the new building looks like it has been there always.


The line of trees in front protects the building from the sun and provides a pleasant shade that allows outdoor space to be used as a terrace. Moreover allows us to open the site to the street.


The building blends into the environment and the neighborhood enjoys their shade as a new sidewalk or a pause in a very dense street.

En una antigua casa con un terreno extenso y con dos accesos, tomando en cuenta la ubicación de los árboles existentes y de la orientación, proyectamos un pequeño edificio con locales comerciales para rentar. 


Decidimos dividir y tomar del jardín (sobre el extremo de mayor afluencia vehicular) aproximadamente 400 metros cuadrados. En planta baja, dividimos modularmente la estructura para conseguir tres locales de dimensiones iguales, a doble altura (para poder hacer tapancos) y con la posibilidad de ser rentados juntos (lo que ha sucedido con el Café que actualmente da servicio). En Planta Alta se encuentra un Taller de Arquitectura con unas dimensiones aproximadas a 200 m2. 


La estructura general es de marcos de concreto y losas de dovela y vigueta pretensada de concreto. En general, se ha buscado una arquitectura simple y económica que permitiera una rápida construcción y un mejor aprovechamiento del espacio exterior. El reto más importante, era generar un nuevo jardín a la casa y que no fuera afectado por el edificio que en total tiene 8 metros de altura. De modo que dividimos el jardín con un muro de piedra de la región y partimos su altura con una celosía de tabique que igualmente permite la ventilación y una indirecta iluminación de la planta Alta.


El jardín permanece con una muy buena dimensión a la vez que nuestro edificio pareciera estar ahí desde un principio. Una línea de árboles en el frente del terreno, protege al edificio del sol mientras que permite aprovechar con terrazas la parte baja y exterior del mismo. El edificio se pierde en el contexto y da un respiro a la calle que con banquetas continuas comparte sus árboles a los vecinos.
