Can the layout of a house be improved by eliminating unnecessary partitions while maintaining the original number of rooms?

Can you spatially communicate contiguous (public and private) spaces without affecting the privacy of the tenants?

Can you justapose various textures and finishes while maintaining a “light” visual atmosphere. One such that would work as blank canvas ready to receive the decorative contributions of future inhabitants of the space?

The renovation project of the housing unit in Sant Joan gives a convincing answer to all the above questions. And its result, comparable to an endless number of examples due to its typology and similar dimensions, confirms that design and the experience of the interior architects, are not at all incompatible with tight budgets or smaller homes.
 
The initial briefing of the project consisted of:
1.- Maintain current value of housing in terms of number of rooms, considering the possibility of future re-selling;
2. Achieving a much more attractive lay out in terms of space distribution and lighting;
3.- Bluring the boundaries of the corridor, integrating it to the whole while making it the star architectural element as a communicator and a “livable” space.
 
Additionally we wanted to optimize itineraries, and wean those most public of the most private.

Thus, the design process began by dividing the house into two separate realms: one private and one public. Exchanging for this purpose, the locations of the kitchen, bathroom and dressing rooms. The master´s bedroom in its new location, adjacent to the bathroom and dressing room, offered the possibility of accessing these rooms through and independent route, making of this bedroom what is commonly referred to as "en suite". Meanwhile the relocated kitchen, opened naturally to the social area through a corridor and widened access.

This social area, in the main façade “wing” of the house, revolves around a large wooden table that separates the three subareas located here: the study area, the dining room and the lounge. Over this table a pendant lamp claims the attention, running along a top rail that allows it to move and adapt to different uses while hanging from a ceiling of Catalan vault of restored wooden beams. In the background, a brick wall, bathed in dimmable indirect light, recalls the historical and architectural heritage of this listed building, while relating harmoniously with the original pavements of traditional hydraulic tile, reclaimed and polished to give them new life and aesthetic validity. Above it , a Persian rug is arranged as a means of unobtrusive spatial boundary that defines a living room space that looks over the magnificent Passeig de St. Joan of Barcelona through two superb balconies.

Just steps away from the dining area, and without the interposition of doors or walls, the kitchen is found. This room, which previously used to be private and technical, now proposes a close visual relationship with the dining room, benefiting from all the light that washes over the main facade while annexing to the its limited space those few square meters occupied by the hall. The small bar, approachable from both sides, blurs the frontiers between the two spaces, and the signature photograph on the opposite wall manages to deepen the perspective and give continuity to the proposed style. The kitchen, more and more, a gathering place for families where not only the mother cooks, or where those who cook no longer do it strictly on their own, is now home to many different activities: Here, of course we cook, but here we also eat, wash the clothing, read the newspaper, browse our “ipads”, work, have a drink with friends, along with a very extensive etcetera. The fact that the client can now do all this in a well lit open space with views, is one of the greatest achievements of this project.

The Master´s Bedroom, in its new "en suite" status poses not only a possibility of private access to the bathroom and dressing room, but also invites an "intimate" visual relationship between the shower and bedroom realms. Separated only by a glass wall and a Venetian wooden shutter, it allows light to enter as well as an intimacy / sensuality play between both areas. In this bedroom, of neutral aesthetic, the headboard wall stands out, covered with a stunning "pixelated" graphic by designer Cristian Zuzunaga. The bathroom is divided into two sub spaces in order to improve its performance: in the front portion two sinks (one for each of the owners) are found installed over generous marble vanity tops , while at the back, the most intimate portion of the bathroom houses the toilet and shower sanitary ware furniture. Following the formal discourse linked to the shape of the pixel applied in the bedroom, here the white and turquoise color tiles were broken down to a format of 10x10cm.
 
All in all, the stylistic renewal and spatial redistribution of the property have undertaken opposite chronological trajectories. The first wandered back in time to find historical references in the architectural past, while the second tried to reflect current lifestyles and future necessities, always gaining in each case, natural light for each stay, a greater feeling of general spaciousness and an exponential increase in the range of uses of the unit as a whole.

Se puede mejorar la distribución de una vivienda, eliminando particiones innecesarias pero manteniendo al mismo tiempo el número de estancias inicial?

Se pueden comunicar espacialmente espacios contiguos, públicos y privados, sin que la intimidad de los usuarios de la vivienda se vea afectada?

Se pueden superponer texturas y acabados diversos manteniendo al mismo tiempo una atmósfera visual “ligera” que funcione como lienzo en blanco listo para recibir las aportaciones decorativas de los futuros habitantes del espacio?

El proyecto de reforma de vivienda en Sant Joan da una contundente respuesta afirmativa a las anteriores cuestiones. Y su resultado, homologable a un sin fin de viviendas de tipología y dimensiones semejantes, confirma que el diseño y la experiencia de los interioristas, no están reñidos con los presupuestos ajustados o las viviendas de menor tamaño.

El encargo inicial del proyecto consistía en :
1.- Mantener el valor actual de la vivienda en cuanto a número de estancias, teniendo en cuenta la posibilidad de venderlo a futuro;
2.- Conseguir un espacio mucho más atractivo en cuanto a la distribución e iluminación;
3.- Difuminar la presencia del corredor, integrándolo y haciéndolo protagonista de la vivienda como elemento comunicador y vivible.

Adicionalmente se han querido optimizar los recorridos, e independizar aquellos más públicos de los más privados.

De esta forma, el proceso de diseño empezó por dividir la vivienda en dos partes: una privada y una pública. Intercambiando con éste fin, las ubicaciones de las estancias de cocina, cuarto de baño y vestidor. La habitación principal ahora en posición adyacente al cuarto de baño y al vestidor, ofrecía la posibilidad de comunicarse con éstas estancias mediante un itinerario privado e independiente, convirtiéndola en una habitación “en suite”. Mientras que la cocina, en su nueva ubicación, se abría de forma natural hacia el área social a través de un pasillo y accesos ensanchados.

Esta área social, en el ala de la fachada principal de la vivienda, transcurre alrededor de una gran mesa de madera que separa las tres estancias aquí ubicadas: zona de estudio, zona de comedor y salón. Sobre esta mesa destaca una lámpara con carril superior que permite adaptarla a diferentes usos y que pende desde un techo de bovedilla catalana con vigas de madera restauradas. Al fondo, la pared de ladrillo visto, bañada con una tenue luz indirecta, recuerda la herencia histórica y arquitectónica del edificio catalogado, y dialoga de forma armoniosa con el los pavimentos de baldosa hidráulica originales, recuperados y pulidos para darles nueva vida y vigencia estética. Sobre él se ha dispuesto una alfombra persa de área, que delimita un salón que mira a través de dos balcones imponentes sobre el magnífico Paseo St. Joan de Barcelona.

A pocos pasos del comedor, se plantea, sin que medien puertas o cerramientos adicionales, la cocina. Esta estancia, que anteriormente solía ser privada y técnica, propone ahora una estrecha relación visual con el comedor, aprovechando toda la luz de la fachada principal y anexionando a sus escasos metros cuadrados aquellos ocupados por el pasillo. La pequeña barra, que prevé uso por ambos lados, difumina la frontera entre ambas estancias y la fotografía de autor en la pared opuesta logra dar perspectiva y continuidad al estilo propuesto. La cocina, cada vez más un sitio de reunión para las familias, dónde no cocina únicamente la madre, ni los que cocinan lo hacen solos, alberga hoy en día actividades muy diversas: Aquí, desde luego cocinamos, pero aquí también comemos, hacemos la colada, leemos el periódico, miramos el ipad, trabajamos, tomamos una copa con amigos, y un larguísimo etcétera. El que los clientes puedan hoy hacer todo esto en un espacio diáfano, bien iluminado y con vistas es uno de los logros de este proyecto.

La habitación principal de la vivienda, en su nuevo estatus de habitación “en suite” plantea no solo una posibilidad de acceso privado hacia el cuarto de baño y su vestidor, sino que propone también una “íntima” relación visual entre la ducha y el dormitorio, que al estar separados tan sólo por un vidrio y una veneciana de madera, permite jugar con la entrada de luz y la intimidad/sensualidad en ambas zonas. En éste dormitorio, de estética neutral como el resto de la vivienda, destaca la pared del cabecero de cama revestida con un impresionante gráfico “pixelado” en tela diseño de Cristian Zuzunaga, bañado por la luz indirecta alojada en la parte superior. El baño se divide en dos partes para mejorar así su funcionamiento, en la parte delantera se encuentran dos lavabos para cada uno de los propietarios y en la parte más íntima se encuentran el inodoro y ducha. Continuando con el discurso formal vinculado a la forma de pixel aplicado en el dormitorio, los revestimientos de azulejo blanco y turquesa se disponen con un despiece de 10x10cm.

En líneas generales, la renovación estilística y la redistribución espacial del inmueble han recorrido trayectorias cronológicas opuestas. La primera ha ido a buscar referencias históricas del pasado arquitectónico, mientras la segunda ha intentado reflejar estilos de vida y manera de utilizar los espacios más actuales o futuribles, ganando siempre y en cada caso, luminosidad natural para cada estancia, una mayor sensación de amplitud general y un incremento exponencial de la versatilidad de usos del conjunto.

Si la casa de sus sueños le permite mirar hacia el futuro mientras recuerda la historia; si le invita a utilizar sus espacios en más de una forma; y si es abierta y hospitalaria para con sus invitados, pero al mismo tiempo le resulta íntima y exclusiva, ésta vivienda en Sant Joan podría ser la suya: Egue y Seta sus diseñadores.
