Leading national property developer Sunland Group (ASX: SDG) has today lodged a Development Application with Brisbane City Council for a $420 million residential tower project at its prime riverfront site in Toowong, 4 kilometres west of the Brisbane CBD.


The proposed development, designed by renowned architect and Pritzker Architecture Prize winner Dame Zaha Hadid, will deliver three sculptural residential towers comprising 486 apartments and eight riverfront villas, 635 car parks and 7,300sqm of landscaped public parklands.


It also includes the preservation of the Heritage-listed Middenbury house, built in the 1860s, which will form part of the site’s extensive parkland precinct.


Sunland Managing Director, Sahba Abedian, said the proposed development will breathe new life into the historic riverfront site.


"Our vision is to create a vibrant urban village which sensitively activates its urban and riverfront context through compelling architecture and landscape design," Mr Abedian said.


"Importantly, it is a vision that opens up the site to the broader community through the creation of expansive public parklands, a riverside viewing platform and the transformation of Middenbury into a meaningful public space."


Mr Abedian said each of the three residential towers will feature a unique multi-layer façade design comprising a curtain wall glazing, overlayed with a quilted diamond pattern made from glass reinforced concrete.


"The result is an organic, sculptural design reminiscent of a flower in bloom," he said. "The smoothness and elegance of the design is unlike anything Brisbane – or Australia – has ever seen."


Zaha Hadid, Founder of Zaha Hadid Architects, said: "The design tapers each structure to minimize their footprint and open the riverfront to the public; creating a vibrant civic space for Toowong within a new riverside park."


The 1.5 hectare site is located on Coronation Drive and features 130 metres of direct river frontage within Toowong’s established environs, with uninterrupted views to the Brisbane CBD and St Lucia.


It is situated opposite Toowong Village Shopping Centre and in close proximity to the University of Queensland’s historic St Lucia Campus. It is also located within a five minute walk to the Regatta CityCat Terminal and the Toowong Bus Terminal, and has excellent transport links to Brisbane’s CBD.


Mr Abedian said community consultation will occur as part of the DA lodgement process. The former Australian Broadcasting Corporation television and radio studios will be completely removed from the site, with demolition scheduled to commence in early September.


The proposed Toowong development represents Sunland’s second major residential tower project in Brisbane and follows the extraordinary sales success of the Group’s luxury Abian tower project.


Abian, located at the entrance to the Botanic Gardens, was ranked the fastest selling apartment project in Brisbane in Q1 2014. Following its launch in February 2014 the project is now more than 80% sold, with pre-sales totalling $160 million. Construction commenced in June 2014, three months ahead of schedule.
