In collaboration with MA Architects. The original design for 11 N Moore in 2009. A new condominium building comprised of small scale, highly functional residences. In the attempt to insert the new building within the existing texture of Tribeca and not to break away from it, the design incorporated metal mesh, Cor-ten steel and metal shutters. The shutters, contemporary in their design are operable form the interior and could slide to different positions. Their random pattern creates a dynamic façade always different in its texture, but consistent with the industrial history of the area. The arcades at the buildings base are covered with Cor-ten steel, in order to ground the new structure as well as protect it from street traffic. The design also includes an open courtyard, heavily landscaped to afford “breathing room” for the building and its neighbors. This green motif is carried throughout the inside of the buildings Lobby in order to set the tone of sustainability for the entire building. On the north side, the buildings first floor and basement include an automated garage with access from Beach Street and a fully equipped gymnasium on the floor above. On the south side the design includes two duplex townhouses on the first and second floor levels. Floors three to seven include small apartment units: studios and one-bedroom apartments of different shapes and sizes. At the setback level a private garden to the north and a common terrace to the south incorporating a roof deck and a swimming pool, heated by solar panels. A 7-story glass tower will rise above this level, incorporating two 2-bedroom apartments per floor, each enjoying 270-degree views. The units on the south side will also include an oversized balcony. The top two floors consist of a duplex penthouse apartment, inclusive of a private roof deck. The project included also the redesign of the existing subway entrance, with the fabrication of a cast iron and glass structure reproducing a stylized map of TriBeCa.
