As an international corporation, Drees & Sommer provides support in all aspects of property for public and private building owners as well as investors. Our range of services includes development consultancy, project management, engineering, infrastructure consultancy and strategic process consultancy. With 17 locations in Germany and a further 18 throughout the world, we currently have over 1,500 employees. We adhered to the highest standards in the transformation of our Stuttgart office building, drawing on Drees & Sommer’s extensive experience in innovative usage and spatial concepts as well as corporate processes which always take employees into consideration. Given the large amount of time most employees spend outside the office, one aim was to break with the tradition of fixed workplace allocation and to establish a non-territorial workstation system. Height-adjustable workstations mean that the workplace can be adapted to each user. At the same time, optimum use is made of the available workspace. A mixture of separate individual offices and team workstations combined with open multi-functional zones and intimate work island retreats guarantees variable use of space. A varied and distinct range of communication zones meets the needs of different kinds of meetings. There is no room for conventional "departmental thinking" here. Employees work in a decentralised way and form cross-functional teams of experts, according to the situation. This promotes efficiency by shortening communication channels. The new office world features flowing spaces zoned by freely positioned island retreats and waist-height functional elements for printers and fax machines. The offices – separate but open to view – are perceived as part of the overall space. The carpet with its pixelated pattern defines the table zones and circulation areas while simultaneously underlining the dynamic feel of the overall space. The assistants' working areas are located centrally at the heart of the space and can be allocated to the various teams. The semi-circular table shape underscores their special function in the room. The core zones, with integrated adjoining rooms, are clad floor to ceiling with an all-round wall unit combining storage space, lockers, a central kitchenette, and the air-conditioning and ventilation systems. The warm acacia wood surface provides a pleasant contrast to the more neutral colour palette of the partition walls and furniture. The marketplace creates a central communication hub in the building that, like the in-house cafeteria, provides a space in which to take breaks, as well as being a setting for informal discussions and meetings with customers. An elongated compartment contains three booths, each seating up to four, for private conversations. In front of this is a long table for larger team meetings or sociable breaks. The bar counter separates the kitchen from the room and provides an opportunity for relaxed chats over a cup of coffee. Smaller two-person tables for quick breaks and a lounge area round out the varied and versatile seating arrangements. The terrace outside this space expands the room into the office campus' central inner courtyard. The depth of the room and the resultant difficulty of illuminating it with natural light are counteracted by a sophisticated light and material concept. The decreasing intensity of daylight is balanced out by an inverse bright-to-dark progression in the carpet pattern. The core area, with its acacia wood cabinet fronts, is activated as a vertical sheet of light by means of an illuminated LED strip integrated into the ceiling. The mixture of concentrated light above doors and dispersed light in the zones of movement ensures a varied yet function-specific lighting atmosphere. The continuous wall-to-wall carpeting and suspended perforated ceiling grid integrate sound-absorbing surfaces into the building. In the more frequented circulation areas around the core, all the cabinet fronts and wall cladding are made of perforated acoustic boards. In addition, fabric-covered panels between the individual workstations absorb noise emissions right at the source. Deep-pile carpeting ensures pleasant acoustics in meeting rooms. In the marketplace – the most intensively used communication zone – a highly absorbent ceiling of wooden slats complements and further improves the atmosphere and acoustics. With the transformation of this office building, Drees & Sommer completes its own transformation toward a new working philosophy. The move away from a fixed workplace to a "non-territorial office" is fitting for a contemporary working environment in which flexible working hours and attendance times, as well as fluctuating team sizes, have become commonplace. Durch jahrelange Erfahrungen in den Bereichen innovative Nutzungs- und Raumkonzepte und mitarbeitergerechte Prozesse in Unternehmen stellte Drees & Sommer höchste Ansprüche an die Umgestaltung des Stuttgarter Bürogebäudes. Angesichts der hohen Auswärtspräsenz der meisten Mitarbeiter galt es, das Prinzip der festen Arbeitsplatzzuteilung aufzubrechen und ein non-territoriales Arbeitsplatzsystem zu etablieren. Höhenverstellbare Arbeitsplätze erlauben die Adaption des Arbeitsplatzes an den jeweiligen Nutzer. Gleichzeitig wird das Arbeitsplatzangebot optimal ausgelastet. Eine Mischung von separierten Einzelbüros und Teamarbeitsplätzen sowie offenen Multizonen und intimen Rückzugsarbeitsinseln garantiert die variable Nutzung der Flächen. Den unterschiedlichen Bedürfnissen für Gesprächssituationen wird durch ein differenziertes Angebot an kommunikativen Zonen begegnet. Herkömmliches „Abteilungsdenken“ ist hiermit überholt. Die Mitarbeiter arbeiten dezentral und bilden nach Erfordernis bereichsübergreifende Kompetenzteams. Kommunikationswege werden so effizient verkürzt. Die neue Bürowelt präsentiert sich in fließenden Räumen, zoniert durch frei eingestellte Rückzugsinseln und halbhohe Funktionsmöbel für Druck- und Faxgeräte. Die blickoffen abgetrennten Büroräume bleiben in der Wahrnehmung Teil des Gesamtraumes. Der in einer Verlaufspixelgrafik verlegte Teppichboden definiert Tisch- und Laufbereiche und unterstreicht gleichzeitig die Dynamik des Gesamtraumes. Die Arbeitsbereiche der Assistenzen sind an zentralen Stellen im Raum verortet und können den jeweiligen Teams zugeordnet werden. Die halbrunde Tischform unterstreicht ihre Sonderfunktion im Raum. Die Kernzonen mit integrierten Nebenräumen wurden raumhoch mit einer umlaufenden Schrankwand verkleidet, die Stauraum, Schließfächer, eine zentrale Versorgungsstation sowie die raumlufttechnische Versorgung in sich integriert. Die warme Akazienholzoberfläche steht hierbei in angenehmen Kontrast zu der neutraleren Farbpallette der Trennwände und Möbel. Mit dem Marketplace wurde ein zentraler Kommunikationsort im Gebäude installiert, der neben der hauseigenen Cafeteria für Pausen, aber auch für informelle Besprechungen und Kundenmeetings genutzt wird. In einem langgezogenem Abteil bieten jeweils vier Plätze in drei Booths Platz für diskrete Unterhaltungen. Davor ist ein langer Tisch für größere Teambesprechungen oder gesellige Pausen angeordnet. Der Bartresen separiert die Küche vom Raum und bietet Gelegenheit für den zwanglosen Austausch bei einer Tasse Kaffee. Kleinere Zweiertische für schnelle Pausen sowie ein Loungebereich komplettieren das vielseitige Platzangebot. Die vorgelagerte Außenterrasse erweitert den Raum in den zentralen Innenhof des Büro-Campus‘. Der Tiefe des Raumes und der hiermit verbundenen Schwierigkeit der natürlichen Belichtung wird mit einem durchdachten Licht- und Materialkonzept begegnet. Der abnehmenden Intensität des Tageslichteinfalles wird durch einen umgekehrten hell-dunkel Verlauf des Teppichmusters entgegengesteuert. Der Kernbereich mit seinen Schrankfronten aus Akazienholz wird über ein in der Decke mitgeführtes LED-Lichtband als vertikale Lichtfläche aktiviert. Die Mischung aus konzentriertem Licht über den Tischen und gestreutem Licht in den Bewegungszonen sorgt für eine abwechslungsreiche und zugleich funktionsspezifische Lichtatmosphäre. Mit einem durchgehenden Teppichboden und einer abgehängten Lochrasterdecke wurden Schall-absorbierende Flächen in das Gebäude integriert. In den höher frequentierten Laufzonen entlang der Kerne sind alle Schrankfronten und Wandverkleidungen aus perforierten Akustikplatten gefertigt. Mit stoffbespannten Paneelen zwischen den Einzelarbeitsplätzen wird darüber hinaus die Schallemission direkt an der akustischen Quelle absorbiert. Hochfloriger Teppichboden sorgt in den Besprechungsräumen für eine angenehme Raumakustik. Im Marketplace als besonders intensiv genutzte Kommunikationszone unterstützt eine stark absorbierende Holzlamellendecke Raumatmosphäre und Akustik. Mit der Umgestaltung des Stuttgarter Bürogebäudes von Drees und Sommer wird im Unternehmen die Umstellung zu einer neuen Arbeitsphilosophie vollendet. Die Loslösung vom festen Arbeitsplatz hin zum „non-territorial-office“ wird einer zeitgemäßen Arbeitswelt gerecht, in der flexible Arbeits- und Präsenzzeiten sowie fluktuierende Teamgrößen alltäglich geworden sind. Der Umbau des 20 Jahre alten Bestandsgebäudes ist beispielhaft für die Herausforderungen zahlreicher Liegenschaften dieser Jahre in Hinblick auf die Anforderungen an ein kommunikatives Arbeitsumfeld von heute und morgen. Обстановка нового офиса характеризуется плавными линиями помещений, разделенных тремя отдельностоящими уединенными островками и невысокой функциональной мебелью.
